Commission Structure

RISELY PROPERTIES CC has handled many Corporate Rentals & Sales within the northern suburbs of Gauteng and has achieved an exceptionally high success rate.

Our Rental Divisionpredominantly focuses on the Corporate market and has successfully assisted many Corporate clients in sourcing suitable accommodation for their high calibre employees, most of whom are internationally based and on contract to multi-national companies representedin South Africa.

Should you so require, we do offer a property management service which includes rent and electricity collection, levy payments and the handling of any maintenance and/or repair to your property.

Our commission structure is as follows:

            FINDER’S FEE COMMMISSION

•  
•  8% on the first year, 7% on the second year and 6% on any additional period paid in full on signature of the Lease Agreement for the full period of the lease and on any renewals, exclusive of VAT on the total value of the lease.

     MANAGEMENT FEE (if requested)

• 8% charged monthly in addition to the Finder’s Fee Commission on managed leases (excluding VAT).  This amount to be deducted from the monthly rental.

A managed lease includes the following:

•  Collection of rental: Rental will be paid on to Owner within 12 working hours less any charges that have been incurred during the preceding month.  A full statement and proof of payment will be e-mailed to Owner.


•  Invoicing client for rental and utility bills


• Replacing of any broken items (applies to furnished units)


• Attending to any repairs required (sending out workmen and affecting payment). (RISELY PROPERTIES CC DOES NOT GET INVOLVED WITH ANY INSURANCE COMPANIES OR INSURANCE CLAIMS FOR GEYSERS, ROOFS ETC.)


• Checking the client in and out of a unit
  
  Furnished units – checking the inventory (to be supplied by the Owner).  The checking of this inventory is done together with the Owner.


• Liaising with Body Corporates, when necessary.
